🧭 Before You Start

Quick Definition

Readiness to buy a home in Singapore depends on five things: your CPF Ordinary Account balance for the downpayment, whether your income supports the loan under the MAS TDSR limit of 55 percent and the MSR limit of 30 percent for HDB flats, your existing debt obligations, a cash emergency fund kept separate from the purchase, and knowing which CPF housing grants you qualify for.

Buying a first home in Singapore is less about whether you can get approved and more about what the purchase leaves behind once the deposit, stamp duty, and renovation are paid. This quiz walks through the parts that decide that: what sits in your CPF Ordinary Account, how much loan your income actually supports under MAS rules, what other debt is already claiming your monthly income, and whether you know which grants you qualify for. Answer honestly. Nothing you pick leaves your browser.

Frequently Asked Questions

How much CPF do I need to buy an HDB flat in Singapore?

It depends on the loan you take. With an HDB concessionary loan the downpayment is a smaller share of the price and can usually be paid entirely from your CPF Ordinary Account, while a bank loan requires a larger downpayment with a portion that must be paid in cash. Beyond the downpayment you also need cash for stamp duty, legal fees, and renovation, none of which should come out of your emergency fund. Check your current OA balance and your eligibility for an HDB loan through the HDB Flat Eligibility letter before you set a budget.

What is the difference between TDSR and MSR?

TDSR caps your total monthly debt repayments, including car loans, personal loans, and credit card minimums, at 55 percent of your gross monthly income. MSR is stricter but narrower: it caps your property loan repayments alone at 30 percent of gross monthly income, and applies only to HDB flats and executive condominiums bought from developers. For an HDB purchase both apply, and MSR is usually the binding constraint. Both are MAS rules that every financial institution must follow.

Do I need to know my credit score before applying for a home loan?

It is worth checking. Banks in Singapore review your credit report when assessing a loan application, and past late payments or defaults can affect both approval and the rate you are offered. You can request your own credit report from Credit Bureau Singapore. Checking early gives you time to correct errors or clear outstanding balances, which is far more useful than discovering a problem partway through a purchase.

Should I buy BTO or resale?

It depends on your timeline and your grant position. BTO flats cost less and come with a fresh 99-year lease, but the wait is measured in years and eligibility rules are tighter. Resale flats are available immediately, have no income ceiling for the purchase itself in most categories, and attract a larger set of CPF housing grants, but they cost more upfront and the remaining lease matters for both financing and resale value. The right answer depends on whether you need a home now or can wait.

How much emergency fund should I keep after buying a home?

Keep the same 3 to 6 months of essential expenses you needed before the purchase, and treat it as separate from anything set aside for renovation or furnishing. The months immediately after collecting keys tend to produce unplanned costs, and a mortgage makes a period without income considerably more serious than it was when you rented. If buying the flat would consume your entire buffer, that is a strong signal to wait rather than to proceed and rebuild afterwards.
